I just want to point out that you can't contest anything, even if you wanted, because Italian law provides for what is called "usucapione": if you possess a real estate for more than 20 years with no contract and no request of payment by the owner, it becomes yours.

My guess is that the change of surname concerns her father.
Maybe HE was adopted.

Found a ship manifest for Luisa Giglio in 1921, six months before she died:

Vincenzo Zinno was the "procuratore". That means that he had a proxy from your GGF and his brother to sell their properties in Italy, so, they were not present when the document was signed.

what should I search in the records for Capannori?
It seems clear that the reference of "Stefano" is one of the districts in Verciano. Would you like to know something more?
As to the cemetery, I think only the Town Offices of Capannori can give an answer, there are not lists nor DB's ...

I think Cervaro is a good hint, but unfortunately there are no birth records available online for 1888. They are listed on FS, but not viewable. Maybe they only are at Family History Centers of Mormon Church.

I've seen some 1911 UK censuses reporting town of birth for Italians, and 1939 reporting date of birth.
Have you looked for such censuses of you ancestor?

I've just checked, and it seems those censuses are of England and Wales only.
